CONSIDER APPROVAL OF PREVIOUS MEETING MINUTES OF
JUNE 6, 2006.

1. Discuss and consider the following items related to the current and future status of the Sapulpa Senior Citizen’s Community Center and tract of land, located at 803 S. Bixby Street:
A. Removal of All Salvage Items from Senior Center Building
Staff received a cost estimate from Yardworks, Inc. of $3,600.00 to remove all salvageable equipment items from the Center and haul to City’s designated storage location(s). Equipment to be salvaged and stored include: (5) heat/ac units, (2) large commercial stoves, (2) commercial refrigerators, a variety of furniture, ceiling fans, light fixtures, emergency exit lights, kitchen equipment, desks, billiards table, restroom fixtures, steel doors, and miscellaneous hardware, etc.
Staff received a cost estimate of $2,000.00 from Jim Parker to remove all Freon and disconnect the five (5) heat/ac units at the Center.
Staff received a cost estimate of $230.00 for a crane/operator to remove the one (1) heat/ac unit from the roof.
B. Demolition and Removal of Building
Staff received a cost estimate from Ark Wrecking Co. of $11,050 to remove and dispose of the steel building, including slabs, footings, and canopy. The cost estimate includes a $2,400.00 fee to remove all of the old asphalt paving materials on the west or front side of the building and the south side as well. The new parking lot located north of the building is not scheduled to be disturbed. The cost estimate also includes a $250.00 fee for a ‘pre-demolition survey’ by an EPA accredited inspector, as well as the filing of ‘demolition notification’ with the ODEQ as required by law.
Utilize City Staff and equipment to demolish and remove building from site.
C. Sell Land
Appraisal Services, Inc. completed and submitted the commercial appraisal of the tract of land located at 803 S. Bixby Street on September 30th 2005. As per the report, the gross tract of land totaling 65,647 sq. ft. more or less, was appraised at a market value of $150,000 to $200,000 being recognized ‘as vacant.
D. Purchase Sertoma Building
Consider funding mechanisms and options for purchase of the Sertoma building.
Consider costs of renovations and improvements to the building necessary for occupancy and usage by City for the Sapulpa Senior Citizens Program; ADA modifications, emergency and exit lighting, kitchen and cooking amenities, interior remodeling, parking improvements, exterior painting, signage, etc.
Consider contract offer to Sertoma Club.
E. Consider recommendation to City Council regarding course of action to be taken regarding the future of the Sapulpa Senior Citizen’s Community Center building, land, and purchase of Sapulpa Sertoma Club building.
